HELP! WHO DO I CONTACT?

Q. I am just about to buy my first property. The valuation survey has just come back with the following 'works to be carried out':
1. Elimination of dampness at ground level to include check of sub-floor timbers and improvement of floor ventilation.
2. Investigation with regard to wall ties
I'm not sure what to do now?! Are these advisory or necessary? They have recommended a retention of £1500 on the mortgage. Who should I contact for the best advice? Please help!

A. If your building society has imposed a retention of £1500 then the suggested inspections are considered to be essential. You should arrange for a damp, timber and wall tie specialist, perhaps two or three of them, to inspect the items raised. We suggest that you use companies who are members of the British Wood Preserving and Damp-proofing Association (BWPDA). There are many companies out there who do exactly what you have been asked to do.

Also remember the cost of what they find to be necessary is almost certainly negotiable off of the price you are paying for the property. Try to get it all but you will certainly get something.
